Tier 1 of the energy code for dwellings is being accepted for new homes as per the updated Building Regulations (effective April 16, 2025).
The changes to the Building Regulations have adopted the 2020 National Building Code and lists all amendments to the building code.
• Amendments to the Building code take president over the Building Code.
• F280 Heat gain/loss calculations must be provided for all prescriptive 9.36 energy efficiency submission.
• 9.36 energy efficiency and NECB will now all be done to Zone 7a across the board for the whole province.
• Clarification on Smoke and CO2 detectors for all buildings.
• Daycares have been added to the code amendments (advisory has been removed)
• All Commercial Part 9 buildings (Class 2) must use NECB for energy compliance (9.36 no longer allowed). Updated February 2025. Group D, E, or F3 occupancies whose combined floor area is ≤ 300m² (or a mix of Group C & Group D, E or F3 occupancies where the non-residential portions combined total floor area ≤ 300m²), excluding parking garages that serve residential occupancies, can now use 9.36 Prescriptive or NECB energy compliance.
• NBC 3.8 barrier free requirements have had the most changes to the building code (new barrier free guide being published by BTS).
• Part 2 for Farm buildings has been added (farm buildings still have an exemption if granted by the municipality).
