Commercial / Industrial Building Permits

Commercial Projects - Plan Review Requirements

ALL DOCUMENTS MUST BE SUBMITTED TO THE MUNICIPAL OFFICE

  • Plan Review Checklist (download below) gives an overview of what is commonly required for a plan review for commercial building projects.
  • Checklist is to be used as a worksheet and does not need to be submitted to PBI.

  • Important: Ask the municipal office if they require a Geotechnical Report, as per their zoning bylaws. If so, ensure that the Structural Engineer designing the foundation receives a copy of that report and references it in the foundation designs.

  • Designs requiring a professional seal must bear a current date and be stamped by a designer licensed to practice in Saskatchewan.
  • If required designs are not sealed, a plan review cannot be completed.
  • Designs requiring a professional seal are: foundation designs (site-specific), pole buildings (entire structure for intended use), roof mount solar panels, tall wall construction exceeding the prescriptive requirements of NBC Part 9, all Part 3 buildings and their systems (i.e. architectural, structural, mechanical, electrical, fire protection), and any building constructed under National Energy Code for Buildings (NECB).
  • Roof, LVL, and floor truss designs and layouts must be sealed by an Engineer but can be submitted after the plan review.

  • Please email required designs and documents in PDF format.
  • For larger projects, please provide one roll of paper plans at least 24" x 36" and a PDF copy of the designs.
  • Large PDF files should be submitted as separate attachments for Architectural, Structural, Mechanical and Electrical.
